The Scope

VA was appointed by JLL to undertake a comprehensive visual and tactile inspection of the external cladding and façade elements across several residential blocks within Liverpool ONE.

The inspection covered all accessible external elements, with defects photographed, recorded and referenced to individual flat numbers. VA also produced a detailed written report supported by elevation drawings identifying the location and size of each recorded defect.

Following the inspection, defects were identified as requiring attention, with VA subsequently undertaking further site investigations as part of an appropriate repair process.

The Challenge

The project presented a number of access and operational challenges due to the complex configuration of the buildings and the live public environment surrounding Liverpool ONE.

The majority of the elevations could be inspected using rope access, however, the thin overhanging elevation of one of the blocks required a combination of rope access, BMU and MEWP to achieve full coverage.

The lower and upper sections required different access solutions, while the front elevation of the link had to be inspected from a MEWP positioned on the pavement.

The works also had to be coordinated around normal building and public activity, requiring a combination of weekday and out-of-hours shifts to minimise disruption and maintain safe working conditions.

Response

VA developed an access strategy tailored to each elevation, combining rope access, BMU and MEWP techniques to safely reach difficult and restricted areas.

A detailed visual and tactile inspection was undertaken, with the team recording and photographing each defect. Where loose material presented an immediate risk, it was removed in a controlled manner where practicable. Where removal was not immediately possible, the affected area was made safe and further control measures identified.

Outcome

VA provided JLL with a detailed condition assessment of the surveyed façade areas, supported by photographic evidence and elevation drawings clearly identifying defect locations and sizes.

The subsequent investigations provide the information required to develop an appropriate repair solution, ensuring remedial works can be targeted at the underlying issue rather than simply addressing the visible defect.

The project demonstrates VA's ability to combine specialist access, detailed façade inspection and targeted investigation to provide a complete inspection-to-repair solution within a complex, operational environment.
