The Scope

Vertical Access were appointed to carry out the annual cleaning of a high-profile city centre pedestrian link bridge, located within Manchester’s busy retail district. The structure, which connects key parts of the Arndale Centre, required careful planning and execution due to its location above live pedestrian areas and its proximity to the Metrolink tram network.

Challenge

The project involved delivering specialist cleaning works in a busy, high-profile city centre location, directly adjacent to the Manchester Metrolink tram infrastructure.

Key challenges included:

  • Maintaining safety in a live public environment.
  • Coordinating with multiple stakeholders, including Arndale Centre management, Metrolink operations & major retail outlets.
  • Avoiding disruption to tram services and city centre retail.
  • Cleaning painted building surfaces, including glazing & steelwork, effectively without causing any damage.

The Vertical Approach: Safety, Quality, Innovation & Agility

Safety

Our first priority was safeguarding the public, tram services, and our team. Detailed risk assessments and method statements were agreed in advance with both the Arndale Centre and Metrolink. Exclusion zones and controlled work periods were established to ensure activities could be completed without risk to the public or to critical transport infrastructure.

Quality

We selected access methods based on achieving the best finish with minimal disruption. A combination of MEWP (Mobile Elevated Work Platform) and rope access techniques ensured that every section could be reached safely, allowing us to deliver a consistent, high-quality clean across the structure.

Innovation

To protect the painted surfaces, we utilised a DOFF steam cleaning system rather than conventional power washing. This innovative technique uses low-pressure, high-temperature steam to gently lift dirt and contaminants while preserving the integrity of the paint finish (something that traditional pressure washing could not achieve).

Agility

Operating in such a busy location required flexibility. Our teams scheduled works around peak city centre hours and adapted their methods to suit changing conditions on site. By working collaboratively with stakeholders and adjusting our approach as needed, we were able to complete the works efficiently, without disruption to retail operations or tram services.
